      The Palm Beach County Office of Small Business Assistance  has certified Silver International Realty in Delray Beach, Florida as a Small/Women Business Enterprise for a three-year period.

     The cervices covered under this certification include non-technical instructor-led classroom training; real estate management services (including listing, sales and broker services); real estate property management; and real estate services.

Local Realtor is Featured Speaker at International Conference in Berlin, Germany

DELRAY BEACH, Florida—Christel Silver, owner of Silver International Realty in Delray Beach, recently attended the annual meeting of the Immobilien Verband Deutschland (IVD) in Berlin, Germany, where she also taught a Certified International Property Specialist (CIPS) class prior to the event. The two-day meetings were a combination of networking, education, information and political discussions. 

According to Ms. Silver, “Currently there are new controversial laws taking effect in Germany—one being in regard to rent control, protecting the tenant and restricting the owner as to how much rent to charge. Berlin is a rental city with 53% of the population being renters.  Real estate in Germany—as well as most of the European countries—is sold totally differently from what we are used to in the U.S.” 

Some examples of the differences in selling real estate in Europe include agents who are not cooperating with one another. The listing agents have to find their own buyer.  There is neither MLS nor access to property tax information. The contract is written by a Notar (not a notary) and is only binding once the parties jointly meet with the Notar, who reads all the pages of the contract word for word and is then signed.

Ms. Silver attended the conference as an International member of the Immobilien Verband Deutschand (IVD) as well as a member of the National Association of Realtors (NAR).  The NAR forms relationships with international organizations that share the same understanding of the real estate market, its developments, and short and long term goals to serve its respective members. The list of alliances can include various types of organizations, from regional network associations and federations, to private industry alliances.  NAR has bilateral agreements with 60 countries, including Germany.

Christel Silver Teaches Certified International Property Specialist Course for

Miami Association of Realtors

DELRAY BEACH, Florida—Christel Silver, owner of Silver International Realty in Delray Beach, recently taught a course titled “Europe and International Real Estate” for the Miami Association of Realtors in Miami and Coral Springs.

Ms. Silver is one of the few realtors in Florida approved to teach courses to those seeking to obtain the Certified International Property Specialist (CIPS) designation.

This course provided the attendees with insight in working with clients in Western and Central Europe. The topics included the European Union and its impact on international real estate, economic history and real estate trends, networking and relationship building, and marketing and selling practices.

According to Ms. Silver, “Some students are very interested in achieving the CIPS designation offered by the National Association of Realtors. The classes are for a full day and end with a test.  The completion of five classes qualifies the real estate agent to receive the CIPS designation if they also qualify for the required experience in international sales.”

How real estate is transacted in other countries is not the same as in the United States. Realtors need to have a level of understanding about real estate in the country of their buyer so they can teach them about how it is different here. In many parts of the world there is no such thing as a Multiple Listing Service and Real Estate Agents are not licensed in many other countries. There are also complexities and differences in dealing with international transactions.

Christel Silver is a full time Broker/Owner of Silver International Realty servicing the East Coast of South Florida. In 1985 she was licensed in Maryland and Washington DC as a Realtor and later as a Certified Residential Appraiser and Associate Broker and has been in Florida since 2001. The National Association of Realtor's (NAR) President appointed her (2010-2014) as the President's Liaison to Germany, where she grew up and worked at the Justice Department for 17 years prior to coming to this country. On a recent business trip to San Francisco to meet with a former client, Christel Silver owner of Silver International Realty in Delray Beach took time to visit the offices of Instagram and Facebook. 

“Social media is so important to businesses that I wanted to see for myself the huge campuses of these media giants.  I wasn’t disappointed,” stated Ms. Silver.
